Independent thermal roof surveys in Badgers Mount

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

About our thermal roof survey in Badgers Mount

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you’ve noticed cold spots on ceilings under the roof and areas losing heat at the eaves and junctions, we can find out what’s behind it, on flat roofs, pitched roof slopes and ceilings below the roof alike.

Older buildings in small places like Badgers Mount may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Different roofs, different checks

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Loft insulation

Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.

What we can’t see

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • A formal energy assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What we check

  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Badgers Mount, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • Buyers: confirm access with the estate agent or seller

Getting a price

Common questions in Badgers Mount

How do I find out if my home in Badgers Mount is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Badgers Mount in the area you cover?

Yes, Badgers Mount is one of the places we work. Every survey there gets the same written report with photos.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Airspace, weather and Badgers Mount roofs

With Lullingstone Castle about 2.5 miles north-east, Badgers Mount sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take a building like Halstead Community Primary School: a view from above covers a wide roof far faster than walking it. If your home is one of the older ones in the streets near St Margaret's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you get in touch

Before you get in touch, it helps to have:

  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.
