Roof survey in Badgers Mount, Kent
Roof surveys around Badgers Mount, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Flashings that have come away from the wall
- Torn or sagging underlay
- Loose chimney pots
What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
How a roof survey works in Badgers Mount
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are ponding, splits or blisters on flat roofs and cracked mortar along the ridge, across clay and concrete tiles, lead flashings and the roof space.
Somewhere as small as Badgers Mount, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What affects the cost of roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- The height of the building and how the roof can be seen safely
- Which survey package you book
- The roof’s overall size
- Features like valleys, chimneys, dormers and parapets
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

For landlords and managing agents
Landlords and agents in Badgers Mount book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Badgers Mount questions
How do I find out if my home in Badgers Mount is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
I let a flat near Knockholt station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and let us know about the building.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
How long does the visit take?
On site, it normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Roofs, chimneys and gutters in Badgers Mount
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Take an older house close to St Margaret's Church: old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Knockholt station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we are asked to look at in Badgers Mount
Slates and tiles frequently outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.
Things that often lead to a survey include:
- Water stains on rafters and ceiling joists
- Valley linings that have cracked or split
- Standing water on a flat roof
- Slipped, cracked or missing slates and tiles
For site and facilities teams at buildings such as Halstead Community Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- Their report turnaround times
- What the report includes, and whether it has photographs
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Which limits apply to the survey
How it works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It normally takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Somewhere as small as Badgers Mount, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- If you’re buying, let the agent know when we are coming
- For a flat or shared roof, check access with the freeholder or managing agent
- Gather any invoices or paperwork from past roof work
