Thermal roof surveys around Pratt's Bottom

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help. The wider area around Pratt's Bottom has a long history of building, with Down House about 2.7 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For a London address like Pratt's Bottom, it helps to know about controlled parking before the day. If you live in an older home near All Souls' Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. If you look after a building such as Pratts Bottom Primary School, big roofs are where photos from the air and thermal images show the most at once.

Thermal roof survey in Pratt's Bottom

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. We survey insulated roof spaces, ceilings below the roof and pitched roof slopes, and common reasons people get in touch are leaks far from where the stain appears and missing or slipped insulation.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Pratt's Bottom as anywhere. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Honest limits

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • Insulation values or heat loss calculations
  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

FAQs for Pratt's Bottom

Is parking a problem for a survey in Pratt's Bottom?

Sometimes, yes. If Pratt's Bottom has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

How do I find out if my home in Pratt's Bottom is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s in the survey report?

A report with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at most homes, and more on a big or complicated roof. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Make sure the loft hatch can be reached
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Height and safe access

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Getting in touch

There is no need for technical words. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • Anything about access we should know

We confirm the exact price before you book, so you know where you stand. Thermal roof survey starts from £400, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

Why get it checked now?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Thermal roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
