Chelsfield Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof around Chelsfield, with a written report you can act on. Book a weekday or weekend visit.
- Patches of heat loss across the roof
- Possible trapped moisture under a flat roof covering
- Gaps in loft insulation
What affects the cost of thermal roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Chimneys, valleys, parapets and other details
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- Whether thermal imaging or a drone is needed
Prices start from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
What to tell us when you get in touch
We will typically ask about:
- Any photos you have, taken from ground level or a window
- Access details, like a loft hatch or a shared roof
- What’s prompted the survey
- Any marks or damp showing indoors
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
Thermal roof surveys for homes and businesses in Chelsfield
Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey commercial roofs, insulated roof spaces and ceilings below the roof, and the problems we are asked to look at most are water getting in at parapets and stacks and gaps in loft insulation.
London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why act early in Chelsfield
For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Surveys for landlords and agents in Chelsfield
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.
What this survey can’t tell you
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Insulation values or heat loss calculations
- Reliable images in rain, strong wind or on a wet roof surface
- Confirming water without moisture readings
If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. What our survey covers.

Thermal roof surveys in Chelsfield: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
Lullingstone Castle, about 3 miles east, is one of the historic houses in the wider area around Chelsfield. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself. As a London address, Chelsfield can be tricky for parking: let us know about parking bays, permits or a driveway when you book.

Questions from Chelsfield
Is drone flying allowed in Chelsfield?
Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or a downpour.
Is parking a problem for a survey in Chelsfield?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Can you do a thermal survey in any weather?
The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Is thermal imaging included in your surveys?
It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for most houses, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so in Chelsfield we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from ground level, from windows and from the roof itself where it’s safe.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Check the loft hatch can be reached
- Keep pets in another room

When to book a survey in Chelsfield
Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.
Most people get in touch when they’ve noticed one of these:
- Cold spots on ceilings under the roof
- Wet areas near outlets and upstands
- Gaps in loft insulation
- Patches of heat loss across the roof
For an older house near a landmark such as Church of St Martin of Tours, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.
Before booking any roof surveyor
