Drone roof survey in Chelsfield: what you get

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. Common reasons to book are plant growth and moss on the roof and coverings that have slipped high up on the roof, across chimney stacks, tall and steep roofs and flat roofs on upper floors.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Tell us about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a drone roof survey looks like in Chelsfield

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight.

If yours is one of the older homes in the streets near Church of St Martin of Tours, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps. Take a building like Chelsfield Primary School: a drone or thermal camera can show a large roof in a single visit. Lullingstone Castle lies about 3 miles east, so building around Chelsfield goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Chelsfield is about 2 miles south-east of Orpington, in Greater London. Roofs in Chelsfield get the same thorough look as anywhere else in Greater London. Our Greater London coverage includes Chelsfield and the places around it. London is in our area too.

Every address in BR6 is within our area for drone roof surveys. You’ll find streets such as Orlestone Gardens, Warren Road and Bucks Cross Road. If you’re just outside Chelsfield, we cover Maypole (1 mile south-east), Bopeep (1 mile south-east), Goddington (1 mile north-west), Well Hill (1 mile east) and Pratt's Bottom (1 mile south-west). Further out, we also cover London (14 miles north-west), Shoreditch (15 miles north-west), Hoxton (15 miles north-west), Whitechapel (14 miles north-west), Stockwell (13 miles north-west) and Wimbledon (15 miles west).

Around Chelsfield

Locally, jobs take us to homes and businesses close to St Olave's and St Saviour's Grammar School, Five Bells Public House and Harris Academy Orpington and the streets around them. Chelsfield’s nearest station is Chelsfield station, roughly 0.8 miles west of the centre. A little further out are London Borough of Bromley Museum (1.7 miles north-west) and Orpington Hospital (1.4 miles west). Open spaces near Chelsfield include The Warren and Summer Hill.

Roof by roof

Steep slate and tile slopes

Steep roofs are risky to walk on. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.

Chimney stacks

Our drone check of a chimney is visual, and it isn’t a flue or gas safety check. If the flue needs a specialist, we’ll tell you.

Landlord and commercial surveys in Chelsfield

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. From the street, a London terrace usually shows only its front slope or parapet, so in Chelsfield we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. You get photos, findings and clear recommendations.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Tell us about parking before the day

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Why get it checked now?

Small defects on a high roof grow with each storm. Finding them now means less to put right. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Let neighbours know about the flight if your roof is shared
  • Mention anything you’ve noticed on the roof
  • Book early if you’re near an airport
  • Move stored items away from the hatch

Your report arrives by email, with close-up photos from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone can show exactly what has moved.

What a drone roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • Flights in strong wind or heavy rain
  • The underside of the roof (that needs an inside check)

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Chelsfield: your questions answered

Can parking be tricky for a visit in Chelsfield?

Parking in Chelsfield, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is drone flying allowed in Chelsfield?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do you climb onto every roof?

Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Is Chelsfield in your area?

Yes. We cover Chelsfield and the rest of Greater London, as part of our work across London and South East England. For a price, ring 07833 053749 or email us.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
