What we look for on each type of roof

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

How a roof leak investigation works in Chelsfield

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. Common reasons to book are wet patches on loft insulation and damp underlay across a wide area, on valleys and parapet gutters, rooflights and dormers and the roof space.

In London, leaks frequently start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Chelsfield, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Leave it or get it looked at?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Stopping the water is the first step. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about one to two hours at a typical home; commercial roofs usually need 3–4 hours. In Chelsfield, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Buyers: confirm access with the estate agent or seller

Advice

What affects the cost of roof leak investigations

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Booking your survey

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Mention earlier attempts to fix the leak
  • Catch drips in a bucket and protect the floor
  • Check whether pipes or tanks run near the stain
  • Write down the wind direction and rain when it leaks

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Your questions about roof leak investigations in Chelsfield

Is parking a problem for a survey in Chelsfield?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Is Chelsfield in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can you trace a leak in dry weather?

Usually, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Landlords, agents and block managers in Chelsfield

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Chelsfield roofs and the weather

Historic houses such as Lullingstone Castle, about 3 miles east, show how far back building in the area around Chelsfield goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Chelsfield is one of them, bay roofs, hips and later dormers each have their own details. Different coverings let water in at different points, which shapes where the search starts.

Controlled parking zones are common in London, so mention any permit rules for Chelsfield, along with any off-street space. Landlords with a home close to Chelsfield station may find that a clear finding on where water gets in helps you brief a roofer right away. Take an older house close to Church of St Martin of Tours: water on an older roof tends to find its way in at the lead, the valleys or the chimney.
