Chimney surveys for homes and businesses in Chelsfield

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey lead flashings, chimney breasts and flaunching, and the problems we are asked to look at most are spalled or crumbling bricks and flashings pulling away from the stack.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Chelsfield are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later.

Questions from Chelsfield

Is parking a problem for a survey in Chelsfield?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

I let a flat near Chelsfield station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How do I arrange a chimney survey in Chelsfield?

Simply phone 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Do you inspect the flue?

No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

Local roofs in Chelsfield

The wider area around Chelsfield has a long history of building, with Lullingstone Castle about 3 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Chelsfield station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Chelsfield Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For a London address like Chelsfield, it’s useful to know about controlled parking before the day.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Have the flue swept and checked if you use the fire
  • Check your stacks from ground level after strong winds
  • Note any damp on chimney breasts and when it appears
  • Check that disused chimneys can still breathe

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What a chimney survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether a gas appliance or its flue is safe
  • Whether the flue is safe to use

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we look for on each type of roof

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

What a survey costs

All our prices include VAT. What changes the price is:

  • Height and safe access
  • Roof area
  • House, block, shop or office
  • How many separate roofs there are, like extensions, dormers and garages

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or email us.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Surveys in Chelsfield can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Find any records of previous roof work
  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it’s shared
