About our chimney survey in Maypole

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. We’re often asked to look into flashings pulling away from the stack and signs that a stack is leaning, across shared and party-wall stacks, flaunching and chimney pots and cowls.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Maypole are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

FAQs for Maypole

Can parking be tricky for a visit in Maypole?

It can be, so it is useful to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

I let a flat near Knockholt station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

How much does a chimney survey cost in Maypole?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Whether a gas appliance or its flue is safe
  • Hidden sides of a shared stack
  • Structural calculations for a leaning stack

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What we check

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks

Tips from our surveys

From years of surveys, a few habits stand out:

  • Keep the report to compare against at the next survey
  • Have the flue swept and checked if you use the fire
  • Check fixings on the stack are secure
  • Never climb onto the roof to look at a chimney

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. London terraces rarely offer a view of the whole roof from one spot, so a visit in Maypole moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we’re looking at

How to book

What a chimney survey looks like in Maypole

Lullingstone Castle, about 2.4 miles east, is one of the historic houses in the wider area around Maypole. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Controlled parking zones are common in London, so mention any permit rules for Maypole, along with any off-street space. For site and facilities teams at buildings such as Chelsfield Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Knockholt station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey changes by roof type

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

What affects the price in Maypole

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

What to let us know when you contact us

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
