Branches and debris can damage flat roofs or block outlets. Any damage is recorded with photos.

Storm damage roof report in Maypole: what you get

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. We survey ridges and hips, gutters and fascias and flashings, and the problems we’re asked to look at most are broken or displaced guttering and new damp or leaks inside.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Maypole, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Maypole questions

Is my home in Maypole listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Maypole?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Can you put a tarpaulin over the damage?

Emergency cover over a damaged roof should be arranged with a roofer. If it’s safe, photograph the damage before it’s covered. Keep receipts for any emergency work.

How are storm damage reports priced?

A storm damage report starts from £150. Commercial and larger roofs are quoted on size. Repair costs aren’t part of the report.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

How long is the visit?

That depends on the size and shape of the roof; most visits take about 1–2 hours at a house, and longer if the damage is spread across a large roof. The report is sent afterwards by email.

What a storm damage roof report doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Repair costs or quotes for the work
  • Acting for you with the insurer
  • Your insurer’s view of the claim

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Flat roofs
  • Gutters and fascias
  • Slate and tile slopes
  • Chimney stacks
  • Ridges and hips
  • Flashings

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep a note of the date of the storm
  • Photograph damage inside the house too
  • Check how your policy defines a storm
  • Get a roofer to make the roof safe if needed

If a claim is declined and you disagree, the first step is a complaint to the insurer. After that, you may be able to take it to the Financial Ombudsman Service.

Ask a tree specialist about branches over the roof. They can damage the roof in high winds.

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours for most houses, and more on a big or complicated roof. In Maypole, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We view the roof from wherever it can be seen safely, including the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. We check whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

How to prepare

  • Leave a clear route to the loft
  • Let us know where we can park nearby
  • Point out any leaks or damp patches

Wind, rain and roofs in Maypole

With Lullingstone Castle about 2.4 miles east, Maypole sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. The covering and its details give the first clues when tracing where water is coming from.

If yours is one of the older homes in the streets near Mission Chapel, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you live near a park like Hewitt's Chalk Bank, or anywhere with mature trees, autumn leaves can block gutters and valleys.

When to book a survey in Maypole

When you claim, your insurer may ask for evidence of the damage and its cause. An independent report gives you a clear record to send. Your insurer still makes the decision.

It is worth booking a survey if you’ve seen:

  • Gutters pulled loose in the wind
  • New damp or leaks inside
  • Ridge tiles that have come loose
  • Roofs hit by falling trees

For landlords with property near Knockholt station, a tenant living with a leak needs the cause found, not just the stain painted over.
