Storm damage roof report in Well Hill

A storm damage roof report is priced from £150. It is a written report with photos, sent by email. It is not a repair quote and doesn’t include repair costs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. Common reasons to book are slates and tiles blown off the roof and damaged flat roof membrane, on ridges and hips, gutters and fascias and flat roofs.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We check what we’re given access to in Well Hill, inside and out. It’s useful to know when the water appears and in what weather.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlord and commercial surveys in Well Hill

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Write down when the storm hit and when you noticed damage
  • Read your policy wording on storm damage
  • Arrange temporary cover with a roofer if rain is getting in
  • File receipts for anything you pay for

If a claim is declined and you disagree, the first step is a complaint to the insurer. After that, you may be able to take it to the Financial Ombudsman Service.

Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.

Different roofs, different checks

Chimney stacks

Wind can pull the flashings away from a chimney. Loose flashings are recorded.

Flat roof coverings

Edge trims and laps are often where flat roof coverings start to peel back. The report notes signs of recent damage and older wear.

Why act early in Well Hill

A few slipped slates can soon lead to wet timbers. Acting quickly normally means less damage overall. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

  • Independent findings on the roof’s condition

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in Well Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can be seen safely, including the loft where there is access.
  3. The damage is recorded with photographs, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. You get a written report you can pass to your insurer.

Preparing for the visit

  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in
  • Mention any parking restrictions on your street

Storm damage roof reports in Well Hill: local notes

Historic houses such as Lullingstone Castle, about 2 miles east, show how far back building in the area around Well Hill goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts.

If you let a flat or house near Knockholt station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Chelsfield Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live near a park such as Hewitt's Chalk Bank, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Your questions about storm damage roof reports in Well Hill

Is parking a problem for a survey in Well Hill?

Sometimes, yes. If Well Hill has controlled parking where you are, a visitor permit is the easiest answer.

Is my home in Well Hill listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is there a set wind speed for storm damage?

It varies by policy. About 55 mph is a common figure in many policies, but check your own wording.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you tell me if my claim will be paid?

That is not something we can promise. Insurers decide claims on their own policy wording. Our report gives you an independent record of the damage and its likely cause.

How long is the visit?

Expect it to take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. You will then get the report by email.

How do I book a survey in Well Hill?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

What we need to know

When you call or email, these details help:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
