Pre-purchase roof surveys in Well Hill

Pre-purchase roof survey in Well Hill: what you get

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. Common reasons to book are gaps where slates or tiles have come loose and quick fixes on flashings and valleys, across the roof space, clay and concrete tiles and gutters and downpipes.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Well Hill, or for new roofing work there, those junctions deserve a close look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Local roofs and buyers in Well Hill

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Lullingstone Castle, about 2 miles east, is one of the historic houses in the wider area around Well Hill. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For a London address like Well Hill, it helps to know about controlled parking before the day. For landlords with property near Knockholt station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Mission Chapel: the roof may have had decades of patch repairs, and the survey shows where they are.

Well Hill is about 3 miles south-east of Orpington, in Greater London. We carry out pre-purchase roof surveys for homes and businesses in Well Hill and nearby. Across Greater London, we cover Well Hill and the places around it. There’s also a page for London.

What we look for on each type of roof

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In Well Hill, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Find any records of previous roof work
  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The condition of the rest of the house (that is a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Well Hill questions

Can parking be tricky for a visit in Well Hill?

It depends on the street. If Well Hill has controlled parking where you are, a visitor permit is the easiest answer.

How do I find out if my home in Well Hill is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will you need to get into the loft?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Landlords, agents and block managers in Well Hill

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

What a survey costs

A few things affect what a survey costs:

  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • House, block, shop or office

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What we need to know

To price your survey accurately, we’ll ask about:

  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
