How a pre-purchase roof survey works in Bopeep

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. If you’re worried about damp timbers or stains in the loft and blistered or split felt on a flat roof, a survey will tell you what’s going on.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Bopeep, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Bopeep runs like any other.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Tell us about parking before the day
  • Make sure the loft hatch can be reached

Common roof problems in Bopeep

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Problems we come across often include:

  • Roof slopes that look uneven or sagging
  • Blistered or split felt on a flat roof
  • Quick fixes on flashings and valleys
  • Blocked or leaking gutters

If you let a flat or house near Knockholt station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Whether VAT is added on top
  • Whether the loft is part of the inspection
  • How long they’ve been surveying roofs
  • How soon the report will arrive

What a roof survey includes

What happens if roof problems are left?

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but too late to use them in the purchase. In Bopeep, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Questions from Bopeep

Can parking be tricky for a visit in Bopeep?

Parking in Bopeep, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Can you fly a drone over a roof in Bopeep?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll plan the survey around it.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Do you need access inside the house?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

Local roofs and buyers in Bopeep

The wider area around Bopeep has a long history of building, with Lullingstone Castle about 2.5 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

The streets around a church like Mission Chapel are often among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are. Bopeep is in London, so parking needs planning: let us know about permits, visitor bays or off-street space as you book.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask the agent to make sure the loft hatch can be opened
  • Let us know your timetable
  • Request records of any re-roofing
  • Give your solicitor a copy of the report

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

What we look for on each type of roof

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
