Common roof problems in Bopeep

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Signs worth acting on include:

  • Downpipes that are split or coming away
  • Soffits marked by water
  • Valley or box gutters that overflow inside
  • Gutters packed with leaves or moss

If you own a rental within reach of Knockholt station, the gap between tenancies is a good time to have the roof looked at.

How a gutter survey works in Bopeep

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. Common reasons to book are joints that drip after rain and cracked or loose downpipes, across parapet and box gutters, valley gutters and downpipes.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Common questions in Bopeep

Will parking be an issue for a roof survey in Bopeep?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Bopeep?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you check the drains below ground?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or email us to arrange it.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How do I arrange a gutter survey in Bopeep?

To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or email us.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Surveys in Bopeep can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before the survey

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Make sure pets are kept safely away

Advice

Bopeep homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Bopeep is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses like Lullingstone Castle, about 2.5 miles east, show how far back building in the area around Bopeep goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Controlled parking zones are common in London, so mention any permit rules for Bopeep, along with any off-street space. If you live in an older home near Mission Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Watch the gutters during heavy rain
  • Make sure downpipe clips are holding
  • Watch ceilings under valley gutters for fresh marks
  • Do not leave hidden gutters out of a clear-out

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

Why get it checked now?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. In Bopeep, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
