Independent gutter surveys in Chelsfield

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Chelsfield, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Advice

How a gutter survey works in Chelsfield

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photos. We survey downpipes, fascias and soffits and parapet and box gutters, and common reasons people get in touch are gutters packed with leaves or moss and valley or box gutters that overflow inside.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Chelsfield are no exception. Shared chimney stacks and the lead around them are just as important to check.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What we’re asked to look at in Chelsfield

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Here are some of the things we see often:

  • Gutters overflowing in heavy rain
  • Dripping or leaking gutter joints
  • Leaking or loose downpipes
  • Blocked outlets and hoppers

Living close to Hewitt's Chalk Bank is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What a roof survey includes

Chelsfield homes and their roofs

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. Lullingstone Castle, about 3 miles east, is one of the historic houses in the wider area around Chelsfield. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Chelsfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St Martin of Tours: its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for Chelsfield

How do I find out if my home in Chelsfield is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can parking be tricky for a visit in Chelsfield?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

How long will you be on site?

A visit typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. You will know roughly how long when we arrange the visit.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

What will the report tell me?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What happens if roof problems are left?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below normally during the worst downpours. Having them checked before autumn and winter makes sense. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

What affects the price in Chelsfield

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Whether it’s a home or a commercial building

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
