Gutter survey in Halstead
We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, fascias and soffits and outlets and hoppers, and common reasons people get in touch are blocked outlets and hoppers and overflowing eaves gutters.
Some older homes in villages like Halstead are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How it works
The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes an hour or two for a house, or half a day or so for a commercial building. Older roofs in small places like Halstead can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there is safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.

What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s behind fascias and inside walls
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What a gutter survey looks like in Halstead
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. With Lullingstone Castle about 3.2 miles north-east, Halstead sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Living close to Hewitt's Chalk Bank is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Landlords with a home close to Knockholt station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Halstead is about 4 miles south of Orpington, in Kent. Surveys in Halstead work the same way as everywhere we cover: a careful inspection, photos and a written report. Our Kent coverage includes Halstead and the places around it. For surveys nearby, see our London page.

Around Halstead
We work in homes and buildings around The Cock Inn, Green Street Green Primary School and Hewitt's Chalk Bank and the streets around them. The nearest railway station is Knockholt station, roughly 1 mile north of the centre. Other landmarks nearby include Orpington Hospital (2.7 miles north-west) and Otford Heritage Centre (3 miles south-east). Not far away are Downe Bank Nature Reserve and Betsom's Hill.
DIY checks: what’s safe
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Common roof problems in Halstead
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.
These are some of the problems a survey can pick up:
- Sagging gutters and loose brackets
- Valley or box gutters that overflow inside
- Fascia boards damaged by overflowing water
- Downpipes that are split or coming away
If you live in an older home near St Margaret's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Roof by roof
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Why get it checked now?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. Older and listed buildings around Halstead may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Common questions in Halstead
Do you cover smaller places like Halstead?
Yes. Halstead is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you survey roofs for landlords with property near Knockholt station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll explain what’s needed.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Does the season matter for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.
How long will you be on site?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
