Thermal roof surveys for homes and businesses in Bopeep

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed moisture around outlets and upstands and leaks far from where the stain appears, we can find out what’s behind it.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at, in Bopeep as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Take a look at how roof surveys are priced and what we found on two real jobs.

What affects the price in Bopeep

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • How big the roof is

Every price we give includes VAT. Thermal roof survey starts from £400, including VAT. You will know the price for your roof before booking.

What to tell us when you contact us

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage

To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

The survey, step by step

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes between one and two hours for a house, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • Make a note of anything you’d like us to look at
  • Tell us where we can park nearby
  • If it isn’t your property yet, arrange access through the agent

Flying and imaging in Bopeep

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Bopeep is one of them, bay roofs, hips and later dormers each have their own details. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. The wider area around Bopeep has a long history of building, with Lullingstone Castle about 2.5 miles east. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Chelsfield Primary School, a drone or thermal camera can show a large roof in a single visit. Controlled parking zones are common in London, so mention any permit rules for Bopeep, along with any off-street space. The streets around a church such as Mission Chapel are frequently among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Your questions about thermal roof surveys in Bopeep

Does a conservation area affect roof work in Bopeep?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is parking a problem for a survey in Bopeep?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What happens after the survey?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Does the report include photographs?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • An energy rating for the building
  • The condition of timbers we cannot see
  • Clear results when the conditions on the day are poor
