Local roofs in Bopeep
The wider area around Bopeep has a long history of building, with Lullingstone Castle about 2.5 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For an older house near a landmark such as Mission Chapel, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Knockholt station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Hewitt's Chalk Bank can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

About our chimney survey in Bopeep
A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you are worried about redundant stacks capped without ventilation and damaged chimney pots and cowls, a survey will tell you what’s going on.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Bopeep: your questions answered
I let a flat near Knockholt station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.
Does a conservation area affect roof work in Bopeep?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
My chimney looks like it’s leaning. What should I do?
Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can confirm whether it’s stable.
What causes damp on a chimney breast?
Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.
Practical tips
There is plenty you can do without going near the roof. What helps most:
- Note any damp on chimney breasts and when it appears
- Check your stacks from ground level after strong winds
- Have brackets on the chimney checked
- Never climb onto the roof to look at a chimney
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
Leave it or get it looked at?
Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What else we do in Bopeep
Roof by roof
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.
Landlords, agents and block managers in Bopeep
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
How it works
The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two at a house, as part of a look at the roof around the stack. In Bopeep, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Let us know about parking before the day
- Keep pets in another room
- Make sure the loft hatch can be reached
