Flat roof survey in Bopeep: what you get
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. Common reasons to book are outlets choked with leaves and silt and edge trims that have lifted or split, on upstands and outlets, felt flat roofs and EPDM rubber.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Bopeep, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What we cannot see
Some things can’t be seen without opening up the roof, so a survey has limits:
- Fragile surfaces, which we do not walk on
- Hidden layers beneath the covering
- A structural engineer’s assessment of the deck

Common questions in Bopeep
Is Bopeep in the area you cover?
Yes. We work right across London and South East England, and Bopeep is part of that. Just ring 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.
Can parking be tricky for a visit in Bopeep?
Parking in Bopeep, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
How many years has my flat roof got left?
We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
How long is the visit?
That depends on the size and shape of the roof; most visits take about one to two hours for most houses, though large, tall or awkward roofs take more time. The report is sent afterwards by email.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
How the survey changes by roof type
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

What a flat roof survey looks like in Bopeep
Lullingstone Castle, about 2.5 miles east, is one of the historic houses in the wider area around Bopeep. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For site and facilities teams at buildings like Chelsfield Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Knockholt station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Signs you need a flat roof survey in Bopeep
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.
Look out for signs like these:
- Splits, cracks and crazing
- Signs of deflection in the roof deck
- Failed seals around rooflight kerbs
- Outlets that hold water back
If your house is among the older ones in the streets near Mission Chapel, the flat roofs on later extensions tend to wear out long before the main roof.
Choosing a roof surveyor
- What exactly goes into their report
- Will they check the loft as well as the outside?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether they hold professional indemnity and public liability insurance
How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You are welcome to ask questions while we are there. In Bopeep, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Keep pets in another room
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work
