Flat Roof Survey in Well Hill
Surveys of flat roofs on homes, extensions and commercial buildings in Well Hill, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Splits and cracks in the covering
- Loose or cracked edge trims
- Raised blisters across the surface
Common roof problems in Well Hill
No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
Common reasons to book include:
- Standing water left after rain
- Signs of deflection in the roof deck
- Failed upstands where the roof meets a wall
- Blisters and bubbles in the covering
For an older house near a landmark such as Mission Chapel, the joins between later flat roofs and the old walls are where problems typically start.

Flat roof survey in Well Hill: what you get
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed blocked or damaged outlets and ponding water that doesn’t drain away, we can find out what’s behind it, whatever the roof.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Well Hill, the roof above may belong to the building rather than one flat.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What affects the cost of flat roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Commercial roofs and larger buildings
- Extra roofs, like extensions, dormers or garages
- The package you choose: Basic, Standard or Premium
- The size of the roof
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Common questions in Well Hill
Will parking be an issue for a roof survey in Well Hill?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Do you carry out roof surveys in Well Hill?
Yes, Well Hill is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you look in the loft space?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
Will I get photos?
Yes. The report includes photographs of what we found.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Different roofs, different checks
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
What happens on the day
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. From the street, a London terrace typically shows only its front slope or parapet, so in Well Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it’s shared
- Have any questions written down, so nothing gets missed

Advice
Flat roof surveys in Well Hill: local notes
With Lullingstone Castle about 2 miles east, Well Hill sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Knockholt station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Controlled parking zones are common in London, so mention any permit rules for Well Hill, along with any off-street space.

When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof won’t leak in future
- What’s under the membrane without opening it up
- Fragile surfaces, which we do not walk on
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.
