Flat roof survey in Goddington: what you get
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are outlets that hold water back and pools of water lying on the roof, across mastic asphalt, felt flat roofs and GRP fibreglass.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Goddington, the flat roof is often a shared part of the building.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Note the date and type of any roof work
- Look for standing water a day after rain
- Ask contractors to protect the roof if they work on it
- Plan a survey before the covering reaches the end of its usual life
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. For a visit in Goddington, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it’s safe, the roof itself.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the freeholder or managing agent

Advice
Flat roofs in Goddington
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Down House, about 3.5 miles south-west, is one of the historic houses in the wider area around Goddington. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Chelsfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Parking in Goddington, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when you book.

Common roof problems in Goddington
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
We are often asked to look at:
- Edge trims that have lifted or split
- Failed seals around rooflight kerbs
- Blocked or damaged outlets
- Splits, cracks and crazing
For site and facilities teams at buildings such as The Highway Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
Questions to ask before you book
- How long they’ve been surveying roofs
- What insurance they carry
- Whether the inside of the roof is included
- Which parts of the roof they’ll actually see
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Parts of the roof that are not safe to walk on or view
- The condition of the deck or insulation hidden under the covering
- Structural calculations, which need a structural engineer
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.
What we check

- GRP fibreglass
- Single-ply membranes
- Felt flat roofs
- Mastic asphalt
- Upstands and outlets
Why act early in Goddington
Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Goddington: your questions answered
Do you carry out roof surveys in Goddington?
Yes, Goddington is one of the places we work. Every survey there gets the same written report with photos.
Can parking be tricky for a visit in Goddington?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Do you check flat roofs for asbestos?
We do not test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Can you find where water is getting through my flat roof?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
