Drone roof survey in Well Hill

A drone can see more than your roof, so we take care. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. If you’re worried about blistered or cracked flat roof coverings and vegetation in valleys and gutters, we can find out what’s behind it, whatever the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Well Hill as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we look for on each type of roof

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours for a house; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If it is not your property yet, arrange access through the agent
  • Jot down any questions you want answered

Why act early in Well Hill

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It helps when you plan ahead. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Well Hill: your questions answered

How do I find out if my home in Well Hill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Well Hill?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you cover Well Hill for drone roof surveys?

Yes. We survey roofs in Well Hill and the rest of Greater London, as part of our work across London and South East England. To book, call 07833 053749 or email us.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

What does a roof survey cost?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Can you survey in bad weather?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Roofs and gardens beyond the one we’re surveying
  • A flight on a day when the weather is not safe

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs
  • Large and complex roofs

Flying and imaging in Well Hill

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Well Hill is one of them, bay roofs, hips and later dormers each have their own details. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Lullingstone Castle, about 2 miles east, is one of the historic houses in the wider area around Well Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

As a London address, Well Hill can be tricky for parking: let us know about permits, visitor bays or off-street space as you book, as a space near the door can’t be promised. The streets around a church like Mission Chapel are often among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

Well Hill is about 3 miles south-east of Orpington, in Greater London. Anywhere in Well Hill, we can come and survey your property. Across Greater London, we cover Well Hill. You can also see our page for London.

Do you need a drone roof survey in Well Hill?

Chimney tops take the worst of the weather. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

It is worth booking a survey if you’ve seen:

  • Moss and weeds taking hold up top
  • Flat roofs on upper floors that hold water
  • Hidden gutters full of leaves
  • Storm damage on steep or tall roofs

If you look after a building such as Chelsfield Primary School, big roofs are where aerial photos and thermal images show the most at once.

Choosing a roof surveyor

  • Whether the loft space is looked at, where there is one
  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
