Pre-purchase roof surveys near Goddington

What a survey costs

To price your survey, we look at:

  • The height of the building and how the roof can safely be seen
  • The size of the roof
  • The shape of the roof and its details
  • Commercial roofs and larger buildings

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

We’ll normally ask about:

  • Any deadline, such as an exchange date
  • Anything about access we should know
  • The property’s address and postcode
  • The style of property, from a terrace to a block

We confirm the price for your survey before booking, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. To book, ring 07833 053749 or send us an email.

Pre-purchase roof survey in Goddington: what you get

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. If you’ve noticed gutters choked with leaves and moss and cracked flaunching or crumbling chimney pointing, we can find out what’s behind it, on flat-roofed extensions and dormers, lead flashings and valleys and the roof space alike.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Goddington or checking a new roof there: only the parts we are given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Let us know your timetable
  • Ask the agent to check the loft hatch can be opened
  • Give your solicitor a copy of the report
  • Ask whether there are papers for past roof work

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

What happens on the day

After the inspection, everything we found is written up in a report with photographs. On timing, it normally takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a visit in Goddington, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • A valuation or a promise of a lower price
  • The condition of the rest of the house (that is a RICS home survey)
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

FAQs for Goddington

Can you fly a drone over a roof in Goddington?

Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Is my home in Goddington listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, with a written report and photos. It isn’t a RICS survey and doesn’t cover the rest of the house.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof. Surveys run seven days a week.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.

How long does the survey visit take?

On site, it typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What a pre-purchase roof survey looks like in Goddington

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Down House, about 3.5 miles south-west, show how far back building in the area around Goddington goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Chelsfield station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Christ Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Controlled parking zones are common in London, so mention any permit rules for Goddington.
