What a chimney survey looks like in Twitton
Historic houses like Lullingstone Castle, about 3.3 miles north, show how far back building in the area around Twitton goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For site and facilities teams at buildings like Otford Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Twitton Mission Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Chimney survey in Twitton
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. If you’re worried about flashings pulling away from the stack and damp patches on chimney breasts, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Twitton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Why it’s worth a survey now in Twitton
Most people never get a careful look at their chimney stacks. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Older and listed buildings around Twitton may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
To find out what your survey will cost, phone 07833 053749 or email us with the address and a few details. We’ll confirm the figure before booking.

What we can’t see

What we are asked to look at in Twitton
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People normally call us when they notice damp or a problem with the stack, or before a purchase.
We are frequently asked to look at:
- Loose, cracked or missing pots
- Worn or missing pointing
- Unused flues sealed without airflow
- Gaps where the stack meets the roof
Trees in and around Polhill Bank shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Questions to ask before booking
- How long the report takes to arrive
- Whether the loft space is looked at, where there is one
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What happens after the report arrives

Tips that help
Small things make a difference. Some pointers:
- Remove aerials or dishes from the stack if they’re no longer needed
- Look at the chimneys with binoculars after a storm
- Keep track of stains on chimney breasts
- Book a sweep for flues that are in use
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Check redundant flues are capped with ventilation. That helps stop damp building up inside.
Twitton: your questions answered
Can a landlord with a rental near Dunton Green station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you cover smaller places like Twitton?
We do. Villages and rural addresses get the same survey as a town house.
What does a chimney survey cover?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Just say which days work for you.
Is it a problem to have an unused chimney?
An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can plan what to do with it.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes between one and two hours at a house, as part of a look at the roof around the stack. Somewhere like Twitton needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- Mention any parking restrictions on your street
- Leave a clear route to the loft
- Make sure we can get to the back of the property

How the survey changes by roof type
Flaunching
Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
