Storm damage roof reports for homes and businesses in Twitton

High winds typically affect the parts of a roof that are already exposed or loose. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. We survey chimney stacks, ridges and hips and gutters and fascias, and the problems we are asked to look at most are lead lifted at abutments and damaged pots on the stack.

Being in a small place like Twitton makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Useful tips for Twitton property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Photograph damage inside the house too
  • File receipts for anything you pay for
  • Keep fallen slates or tiles as evidence if safe
  • Photograph the damage safely from below

Your insurer may send a loss adjuster to look at the damage. You will have your own independent record to refer to.

Keep records of roof work and surveys. They can help show the roof was looked after.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a small place like Twitton, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at
  • Check we can get to the back of the property

Common questions in Twitton

Does a conservation area affect roof work in Twitton?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Twitton within the area you cover?

Yes, Twitton is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How long is the visit?

Most surveys take about 1–2 hours for most homes, depending on how much of the roof was hit. We will confirm the timing as you book.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What do I do if water is coming in?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. We can record the damage in our report.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Storm damage roof reports around Twitton

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Historic houses like Lullingstone Castle, about 3.3 miles north, show how far back building in the area around Twitton goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Trees in and around Polhill Bank shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Dunton Green station, a tenant living with a leak needs the cause found, not just the stain painted over. If you own one of the older houses in the streets near Twitton Mission Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Twitton is about 2 miles north of Sevenoaks, in Kent. Twitton gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Kent coverage includes Twitton and the places around it. You can also see our page for Maidstone.

Surveys for landlords and agents in Twitton

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

How we price storm damage roof reports

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

What we need to know

There is no need for technical words. It is enough to let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Dates you’re working to, such as exchange

When you’re ready to go ahead, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The work of a loss adjuster appointed by your insurer
  • How your policy defines a storm
  • A price for the repairs

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Flashings
  • Gutters and fascias
  • Ridges and hips
  • Slate and tile slopes
  • Chimney stacks

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
