Knockholt Pound Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Knockholt Pound, with drones and thermal imaging where they help. Call or email for a price.
- Gutters choked with leaves and moss
- Signs of past leaks inside the loft
- Lead that has worked loose at a wall or chimney
Pre-purchase roof survey in Knockholt Pound: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We are often asked to look into old water stains in the roof space and loose pots and cracked flaunching, across lead flashings and valleys, clay and concrete tiles and chimney stacks.
Being in a small place like Knockholt Pound makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Leave it or get it looked at?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. Where a roof is exposed, as many are in small places like Knockholt Pound, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Questions from Knockholt Pound
Will you come out to Knockholt Pound?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Does a conservation area affect roof work in Knockholt Pound?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Should I get a roof survey as well as a RICS home survey?
It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
What’s the best way to book?
Just call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.
What affects the price in Knockholt Pound
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Height and safe access
- The size of the roof
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.
What we need to know
When you call or email, these details help:
- What made you get in touch
- Anything about access we should know
- Dates you are working to, such as exchange
- The kind of building and roof involved
Booking is simple: just call 07833 053749 or drop us an email, tell us about the property and we will explain which survey suits. We confirm the price before anything is booked.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

How the survey works
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like Knockholt Pound, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors

Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.

Pre-purchase roof surveys around Knockholt Pound
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
Take an older house close to St Katharine's Church: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
