Pre-purchase roof surveys for homes and businesses in Wickhambreaux
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. The findings come in a written report with photos. We survey flat-roofed extensions and dormers, gutters and downpipes and the roof space, and people most frequently book us about loose pots and cracked flaunching and roof slopes that look uneven or sagging.
For a small place like Wickhambreaux, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Pre-purchase roof surveys around Wickhambreaux
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Take an older house close to Church of St Andrew: older patch repairs can hide behind a tidy front slope, and the survey looks past them. Goodnestone Park lies about 3.4 miles south-east, so building around Wickhambreaux goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
Wickhambreaux is about 4 miles east of Canterbury, in Kent. Houses, flats, blocks and commercial buildings in Wickhambreaux can all book pre-purchase roof surveys. Wickhambreaux is one of the places in Kent we cover.

Locally, jobs take us to homes and businesses close to The Rose Inn and Spires Academy and the streets around them. What we’re asked to look at in Wickhambreaux
Rear extensions, dormers and garages often have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.
We are often asked to look at:
- Signs of past leaks inside the loft
- Gutters choked with leaves and moss
- Blistered or split felt on a flat roof
- Worn or lifted lead flashings
Landlords with a home close to Bekesbourne station may find that a written report helps before buying a rental or paying for a new roof on one.
Choosing a roof surveyor
- Their insurance cover
- Whether VAT is added on top
- How they plan to inspect the roof safely
- Whether the loft space is looked at, where there is one
What affects the cost of pre-purchase roof surveys
All our prices include VAT. The things that change the price are:
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What to let us know when you get in touch
A few details help us point you to the right survey and price. When you contact us, let us know:
- The property’s address and postcode
- Where any leaks, stains or damp patches show inside
- Photos of the roof, taken safely from the ground or a window
- Anything about access we should know
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.
Why get it checked now?
A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. Our survey is done for you. Older and listed buildings around Wickhambreaux may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
What you get with us
- Thermal imaging and drones used where they help
- Package prices that include VAT
- Weekday and weekend surveys
- An independent view of the roof
What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
- The condition of the rest of the house (that’s a RICS home survey)
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.
What we look at
- Lead flashings and valleys
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Chimney stacks
- Gutters and downpipes
- Natural slate
- The roof space
Roof by roof
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

The survey, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Rural addresses near Wickhambreaux can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Unlock side gates and any roof access doors
- Find any records of previous roof work
- Make a note of anything you’d like us to look at

Wickhambreaux: your questions answered
Is Wickhambreaux within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is my home in Wickhambreaux listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What if it rains on the day?
Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Can I take the findings back to the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.
Do you need access inside the house?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
What’s the best way to book?
The quickest way is to ring 07833 053749 or email us. Give us the address and a few details about the roof. We survey on any day of the week.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
