Roof surveys in Wickhambreaux: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. With Goodnestone Park about 3.4 miles south-east, Wickhambreaux sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Wickhambreaux Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Bekesbourne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

About our roof survey in Wickhambreaux

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Common reasons to book are lifted, split or missing lead flashings and crumbling chimney pointing or cracked flaunching, across chimney stacks, natural slate and the roof space.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • A structural engineer’s report
  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

What we look at

  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Natural slate

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

What a survey costs

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

What we need to know

A little information up front helps. It helps to include:

  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • The property’s address and postcode
  • Any marks or damp showing indoors

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.

Why get it checked now?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Why book with us

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Wickhambreaux, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets out of the way during the survey

How to book

A quick phone call is normally the easiest start: phone 07833 053749 or email us. The price is agreed before a date is set.

Advice

Useful tips for Wickhambreaux property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check we can open the loft hatch
  • Leave roof access to professionals
  • Hold on to the report for future surveys
  • Let us know about any leaks or stains you’ve seen

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Wickhambreaux: your questions answered

Do you cover smaller places like Wickhambreaux?

Yes. Wickhambreaux is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can a landlord with a rental near Bekesbourne station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building.

Can you look at a roof that is joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
