Roof survey in Littlebourne

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We are frequently asked to look into loose ridge or hip tiles and slipped, cracked or missing slates and tiles, across chimney stacks, the roof space and lead flashings.

Some older homes in villages like Littlebourne are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a roof survey looks like in Littlebourne

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 3.5 miles south-east lies Goodnestone Park, a reminder of how long the area around Littlebourne has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Bekesbourne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Littlebourne Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets
  • The condition of the rest of the building (that is a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Flat roofs
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space
  • Lead flashings
  • Natural slate

When to book a survey in Littlebourne

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

We are often asked to look at:

  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft
  • Leaning or weathered chimney stacks
  • Gutters that overflow in heavy rain

For businesses in and around places like Whitefriars Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included
  • Are they insured for the work?

What a roof survey includes

Littlebourne: your questions answered

Is Littlebourne within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Littlebourne listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Why get it checked now?

Without a survey, you are guessing at what the roof needs. You might pay for work that does not fix the real problem, or miss the fault that matters. We tell you what’s really needed. Older cottages and farmhouses around Littlebourne can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

How the survey works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Littlebourne, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Let us know about parking near the property
  • Make sure pets are kept safely away
  • Unlock side gates and any roof access doors
