Independent pre-purchase roof surveys in Stelling Minnis

Pre-purchase roof survey in Stelling Minnis: what you get

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. We are often asked to look into slipped or missing slates and tiles and patch repairs that may hide an ongoing problem, on flat-roofed extensions and dormers, clay and concrete tiles and gutters and downpipes.

Somewhere as small as Stelling Minnis, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

FAQs for Stelling Minnis

Is Stelling Minnis in the area you cover?

Yes. Our area covers London and the South East, and Stelling Minnis is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Is my home in Stelling Minnis listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

When you need someone else

To be straight with you, a roof survey has limits:

  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in cement sheets or soffits
  • Whether the price should change, which is between you and the seller

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles

Common roof problems in Stelling Minnis

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

We’re often asked to look at:

  • Flashings that have lifted or split
  • Gaps where slates or tiles have come loose
  • Bitumen or mortar used in place of proper repairs
  • Blistered or split felt on a flat roof

For an older house near a landmark like Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • What happens after the report arrives
  • How soon the report will arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Ask whether there are papers for past roof work
  • Let us know your timetable
  • Share the report with your solicitor
  • Check we will be able to get into the loft space

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

Roof by roof

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

How it works

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey normally takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Stelling Minnis needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Let us know about parking near the property
  • Make sure the loft hatch can be reached
  • If you are buying, check with the agent that we can get in
