About our pre-purchase roof survey in Longfield

A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you are worried about ponding, blisters or splits on a flat roof and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, on lead flashings and valleys, clay and concrete tiles and chimney stacks alike.

For a small place like Longfield, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about pre-purchase roof surveys in Longfield

Is my home in Longfield listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Longfield?

We do. The survey and report are the same in Longfield as anywhere else.

What’s the best way to book?

To book, call 07833 053749 or drop us an email and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you need access inside the house?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or drop us an email.

Leave it or get it looked at?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you. In a place like Longfield, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

What happens on the day

After the inspection, everything we found is written up in a report with photographs. On timing, it normally takes an hour or two at a typical house, with time for the loft where it can be reached. Rural addresses near Longfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch
  • Find any records of previous roof work

Practical tips

Small things make a difference. Our tips:

  • Give your solicitor a copy of the report
  • Don’t leave it until just before exchange
  • Watch for stains or fresh paint on ceilings below the roof
  • Mention any deadline when you get in touch

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • A valuation or a promise of a lower price

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. The full list of what we check.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays and at weekends, which can make access easier.

Longfield homes and their roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of Saint Mary Magdalene are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Cobham College lies about 4 miles east, so building around Longfield goes back a long way. If you are buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Common roof problems in Longfield

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.

A survey makes sense if you’ve noticed:

  • Chimney mortar that has eroded
  • Gaps where slates or tiles have come loose
  • Roof slopes that look uneven or sagging
  • Quick fixes on flashings and valleys

If you let a flat or house near Longfield station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
