Chimney survey in Longfield

Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. Typical surveys look at unused flues sealed without airflow and lifted or split lead flashings, on brick chimney stacks, chimney breasts and chimney pots and cowls.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Don’t use a ladder to reach the stack yourself
  • File photos of the stacks with your home records
  • Note any damp on chimney breasts and when it appears
  • Check that disused chimneys can still breathe

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Areas we cannot view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

Local roofs in Longfield

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Cobham College, about 4 miles east, show how far back building in the area around Longfield goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Bluewater, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live near a park such as Rectory Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Longfield is about 3 miles south-west of Northfleet, in Kent. Roofs in Longfield get the same thorough look as anywhere else in Kent. Longfield is one of the places in Kent where we work. Our Maidstone page covers surveys nearby.

If you’re just outside Longfield, we cover Hartley (1 mile south), New Barn (1 mile east), Longfield Hill (1 mile south-east), New Ash Green (2 miles south) and Nash Street (2 miles east). Further out, we also cover Maidstone (13 miles south-east), Dartford (5 miles north-west), Sevenoaks (10 miles south-west), Gravesend (4 miles north-east), Tonbridge (14 miles south) and Northfleet (3 miles north-east).

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Longfield frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices
  • Make sure the loft hatch can be reached

Common questions in Longfield

Is my home in Longfield listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Longfield station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How do I book a survey in Longfield?

It is easiest to ring 07833 053749 or email us. Tell us the address and a little about the roof, and we will suggest the right survey. We survey on any day of the week.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when you book.

Signs you need a chimney survey in Longfield

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey makes sense if you’ve noticed:

  • Redundant stacks capped without ventilation
  • Lifted or split lead flashings
  • A stack that appears to lean
  • Damp patches on chimney breasts

Take an older house close to Church of Saint Mary Magdalene: its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • Whether you can ask questions once you have the report
  • What experience they bring
  • Whether they hold professional indemnity and public liability insurance
  • How long the report takes to arrive

What a good roof survey covers

Landlord and commercial surveys in Longfield

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
