Pre-purchase roof surveys for homes and businesses in New Barn
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. If you are worried about patch repairs that may hide an ongoing problem and a ridge or slope that dips, a survey will tell you what’s going on, on the roof space, flat-roofed extensions and dormers and chimney stacks alike.
Smaller places like New Barn often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in New Barn or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for most houses, and more on a big or complicated roof. Being in a smaller place like New Barn doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Let us know where we can park nearby
- Leave side gates unlocked
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
Advice
Your questions about pre-purchase roof surveys in New Barn
Is New Barn within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do roofs near the sea, like those around New Barn, take more of a battering?
It can do. Within about 5 miles of the sea, as New Barn is, metal fixings wear faster and gales find any loose ridge or slate.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and find a day that suits.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
How long does the survey visit take?
The visit usually takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing as you book.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
Do you test for asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Practical tips
From years of surveys, a few habits stand out:
- Ask the agent to make sure the loft hatch can be opened
- Give your solicitor a copy of the report
- Ask who repairs the roof under the lease
- Let us know your timetable
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
Signs you need a pre-purchase roof survey in New Barn
A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
Here are some of the things we see often:
- A ridge or slope that dips
- Signs of past leaks inside the loft
- Blocked or leaking gutters
- Slates or tiles that have slipped or gone
If you live in an older home near Church of Saint Mary Magdalene, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Will the report include photos?
- Whether the price includes VAT
- Their report turnaround times

How the survey changes by roof type
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.
Chimney stacks
A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Pre-purchase roof surveys around New Barn
The coast is about 5 miles or less from New Barn, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you are buying or signing off new work. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
For landlords with property near Longfield station, a written report helps before buying a rental or paying for a new roof on one.
