  • Cracked flaunching or crumbling chimney pointing

Pre-purchase roof surveys for Palm Bay homes and businesses

How we price pre-purchase roof surveys

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Which survey package you book

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What to let us know when you contact us

If you can, have these to hand when you contact us:

  • How the loft is reached, if there is one
  • The property’s address and postcode
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from the ground or a window

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Pre-purchase roof surveys for homes and businesses in Palm Bay

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. If you’ve noticed loose pots and cracked flaunching and old water stains in the roof space, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Palm Bay, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Useful tips for Palm Bay property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • For a flat, check who is responsible for the roof
  • Don’t leave it until just before exchange
  • Mention any deadline when you contact us
  • Request records of any re-roofing

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Roof by roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Local roofs and buyers in Palm Bay

Palm Bay is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Historic houses such as Quex Park, about 4.3 miles south-west, show how far back building around Palm Bay goes. If you are buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you live in an older home near St Philip, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Margate station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Palm Bay is about 1 mile north-east of Margate, in Kent. Whether the building in Palm Bay is a house, a flat or a commercial unit, the roof can be surveyed. Our area takes in places right across Kent, large and small. Our Canterbury page covers surveys nearby.

Surveys in CT9 are booked the same way as anywhere else. Streets in the area include Omer Avenue, Fifth Avenue and Simon Avenue, and we cover them all. Neighbouring places we cover for pre-purchase roof surveys include Cliftonville (1 mile south-west), Northdown (1 mile south-east), Kingsgate (1 mile south-east), St Peter's (2 miles south) and Broadstairs (2 miles south). We also work in nearby towns such as Ramsgate (4 miles south), Deal (12 miles south), Herne Bay (12 miles west), Walmer (13 miles south), St Lawrence (4 miles south) and Newington (3 miles south).

Local landmarks in Palm Bay

Around Palm Bay, our work takes us to homes and buildings near Hartsdown Academy. The closest station to Palm Bay is Margate station, roughly 1.8 miles west of the centre. Well-known places in the area include Westwood Cross (2.5 miles south) and Public Library & Museum (Camborne) (1.1 miles west).

Palm Bay questions

Do roofs near the sea, like those around Palm Bay, take more of a battering?

It can do. Within about 1 mile of the sea, as Palm Bay is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Palm Bay?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It isn’t a RICS survey and doesn’t cover the rest of the house.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Palm Bay, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

What a pre-purchase roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Structural calculations (that is a structural engineer’s job)
  • Walls, floors, services and rooms below the roof
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles

Why get it checked now?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Older cottages and farmhouses around Palm Bay can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
