Pre-purchase roof surveys near Kingsgate

Pre-purchase roof survey in Kingsgate: what you get

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. We survey chimney stacks, the roof space and flat-roofed extensions and dormers, and common reasons people get in touch are slipped or missing slates and tiles and quick fixes on flashings and valleys.

Some older homes in villages like Kingsgate are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Local roofs and buyers in Kingsgate

Kingsgate lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you own a rental within reach of Broadstairs station, a written report helps before buying a rental or paying for a new roof on one.

Kingsgate is about 2 miles north of Broadstairs, in Kent. We cover Kingsgate and the rest of Kent. We cover towns and villages across Kent. Canterbury is in our area too.

Surveys in CT10 are booked the same way as anywhere else. If you need a pre-purchase roof survey at a property on Joss Gap Road, Kingsgate Bay Road and Holland Close or a nearby road, we can survey it. Close by, we survey roofs in Northdown (1 mile west), Palm Bay (1 mile north-west), Broadstairs (2 miles south), St Peter's (2 miles south-west) and Cliftonville (2 miles west). We also work in nearby towns like Margate (3 miles west), Ramsgate (3 miles south-west), Deal (12 miles south), Herne Bay (13 miles west), Walmer (13 miles south) and St Lawrence (4 miles south-west).

Questions from Kingsgate

Is my home in Kingsgate listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Kingsgate, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you need access inside the house?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • For a flat, check who is responsible for the roof
  • Find out whether the roof has been replaced or patched
  • Let us know your timetable
  • Check we will be able to get into the loft space

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

Do you need a pre-purchase roof survey in Kingsgate?

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

Common reasons to book include:

  • Standing water on a flat extension roof
  • Worn or lifted lead flashings
  • Slates or tiles that have slipped or gone
  • Gutters that overflow or drip at the joints

If you live in an older home near St Philip, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a good roof survey covers

What we look for on each type of roof

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Kingsgate can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Jot down any questions you want answered
  • Let us know about parking near the property
  • For a flat or shared roof, check access with the freeholder or managing agent
