Storm damage roof report in Kingsgate: what you get

Wear and tear is typically excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We give an honest view of what we see. Your insurer then decides how its policy applies. We survey chimney stacks, gutters and fascias and flashings, and people most often book us about damaged pots on the stack and water coming in after the storm.

Roofs in small places like Kingsgate frequently stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Why it’s worth a survey now in Kingsgate

If the damage is partly wear and tear, it is better to know. Our report gives an honest view of both, so you know what the roof shows. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

What you get with us

  • Weekday and weekend surveys
  • Clear package prices, with VAT included
  • An independent look at the roof
  • We hold a CAA Flyer ID and Operator ID

Storm damage roof reports in Kingsgate: local notes

Kingsgate is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.

For businesses in and around places such as Westwood Cross, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Landlords with a home close to Broadstairs station may find that a clear finding on where water gets in helps you brief a roofer right away. Take an older house close to St Philip: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Kingsgate is about 2 miles north of Broadstairs, in Kent. We survey roofs in Kingsgate and the surrounding area as part of our work across London and the South East. Kingsgate is one of the towns and villages in Kent we cover. Canterbury is in our area too.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Cottages and farmhouses around Kingsgate frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photographs.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Related advice

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

FAQs for Kingsgate

Will you come out to Kingsgate?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Kingsgate?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will my insurer pay for an old roof?

Most policies do not cover wear and tear. Our report records storm damage and any older wear we see, so it is clear what we found. How the policy applies is up to your insurer.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How long does the survey take?

It usually takes between one and two hours at a house, and longer if the damage is spread across a large roof. The report follows by email.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you act for me with my insurer?

No. We are not loss adjusters and don’t act for you with the insurer. We provide an independent record of the roof, which you can pass to your insurer.

Roof by roof

Lead flashings

Old flashings that were already loose can give way in a storm. Our report separates fresh damage from older wear where we can.

Ridge and hip tiles

The ridge and hips are among the most exposed parts of a roof. We record any that have lifted, cracked or come away.
