How a pre-purchase roof survey works in Swift's Green
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. Typical surveys look at patch repairs that may hide an ongoing problem and slipped or missing slates and tiles, on the roof space, lead flashings and valleys and clay and concrete tiles.
Being in a small place like Swift's Green makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
FAQs for Swift's Green
Is drone flying allowed in Swift's Green?
It depends on the exact address and the weather on the day. Swift's Green is about 2 miles from Headcorn Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Is my home in Swift's Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What insurance do you have?
We hold professional indemnity and public liability insurance.
When should I book a pre-purchase roof survey?
Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
Do you carry out surveys on Saturdays and Sundays?
Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or drop us an email.
Can you survey in bad weather?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Pre-purchase roof surveys around Swift's Green
Headcorn Aerodrome is about 2 miles from Swift's Green. If your survey includes the drone, the Drone Safety Map is checked for restrictions first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
In and around Swift's Green, as anywhere, a roof is easiest to deal with when its problems are found early. Landlords with a home close to Headcorn station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

All told, expect about one to two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Swift's Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

Different roofs, different checks
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Why act early in Swift's Green
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. Where a roof is exposed, as many are in small places like Swift's Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Find out whether the roof has been replaced or patched
- Watch for stains or fresh paint on ceilings below the roof
- Ask who repairs the roof under the lease
- Arrange the survey as soon as your offer is agreed
It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we’ve found patch repairs.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
