Landlord and commercial surveys in Monk's Hill

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

How a pre-purchase roof survey works in Monk's Hill

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We survey gutters and downpipes, chimney stacks and the roof space, and the problems we are asked to look at most are flashings that have lifted or split and blocked or leaking gutters.

For a small place like Monk's Hill, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Pre-purchase roof surveys around Monk's Hill

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

For landlords with property near Headcorn station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near Church of St Michael, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Give your solicitor a copy of the report
  • Ask whether there are papers for past roof work
  • For a flat, check who is responsible for the roof
  • Find out whether the roof has been replaced or patched

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

What we can’t see

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the house (that’s a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we look at

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings and valleys
  • Natural slate
  • The roof space
  • Gutters and downpipes

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Somewhere like Monk's Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work
  • Keep pets out of the way during the survey

Advice

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Questions from Monk's Hill

How do I find out if my home in Monk's Hill is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is drone flying allowed in Monk's Hill?

Usually it comes down to two things: the airspace at the address and the weather. Monk's Hill is about 2 miles from Headcorn Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

Do you inspect the roof from on top?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

Different roofs, different checks

Clay and concrete tiles

Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.
