What a roof survey includes

Storm damage roof reports for homes and businesses in Monk's Hill

Wear and tear is normally excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. We survey ridges and hips, chimney stacks and flashings, and common reasons people get in touch are cowls or aerials dislodged in the wind and new damp or leaks inside.

Roofs in small places like Monk's Hill often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What happens on the day

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about 1–2 hours for most homes, depending on how much of the roof was hit. Somewhere as small as Monk's Hill, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • How your policy defines a storm
  • A price for the repairs
  • Damage hidden under coverings or inside the structure, without opening up

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

How we price storm damage roof reports

To price your survey, we check:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

There’s no need for technical words. It’s enough to let us know:

  • The property’s address and postcode
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage
  • Photos of the roof, taken safely from the ground or a window

Storm damage roof report starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or use the contact form with the details.

Questions from Monk's Hill

Is Monk's Hill within the area you cover?

Yes, Monk's Hill is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you cover Monk's Hill?

Yes, Monk's Hill is one of the places we work. The survey and report are the same in Monk's Hill as anywhere else, and visits run on weekdays and weekends.

Will my insurer pay for an old roof?

Insurers usually exclude wear and tear. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

Who handles emergency protection after a storm?

Emergency temporary protection is a job for a roofer. If it is safe, take photos before it goes on. We can record the damage in our report.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Monk's Hill roofs and the weather

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For an older house near a landmark such as Church of St Michael, lead flashings, valleys and old chimneys are typical places for water to get in. For site and facilities teams at buildings such as Smarden Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
