Pre-purchase roof surveys for Mersham homes and businesses

About our pre-purchase roof survey in Mersham

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. If you’ve noticed standing water on a flat extension roof and slipped or missing slates and tiles, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Mersham, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether timbers meet design loads
  • What’s under the slates, tiles or felt
  • Walls, floors, services and rooms below the roof

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What a survey covers and does not.

What this survey covers

Mersham homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Ashford International station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as Church of St John the Baptist are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Historic houses such as Westenhanger Castle, about 4.7 miles east, show how far back building around Mersham goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

How we price pre-purchase roof surveys

To price your survey, we look at:

  • Commercial roofs and larger buildings
  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Booking your survey

If you can, have these to hand when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Mersham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Mersham: your questions answered

Is Mersham in the area you cover?

We do. Every survey there gets the same written report with photos.

Is Mersham within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long does the survey visit take?

It normally takes about one to two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you go up on the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Surveys for landlords and agents in Mersham

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Why get it checked now?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.
