Pre-purchase roof survey in Ridgeway, Kent
Pre-purchase roof surveys in Ridgeway and the rest of Kent. We survey seven days a week.
- Loose pots and cracked flaunching
- Gutters that overflow or drip at the joints
- Gaps where slates or tiles have come loose
Different roofs, different checks
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
Pre-purchase roof survey in Ridgeway
Buyers in Ridgeway and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what isn’t and what to deal with first. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or use the contact form. If you are worried about worn or lifted lead flashings and slipped or missing slates and tiles, we can find out what’s behind it, on flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes alike.
Older buildings in small places like Ridgeway may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Ridgeway homes and their roofs
Westenhanger Castle, about 3.6 miles south-east, is one of the historic houses in the wider area around Ridgeway. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For landlords with property near Westenhanger station, a written report helps before buying a rental or paying for a new roof on one. If your home is one of the older ones in the streets near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Ridgeway can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You book once your offer is accepted and let us know the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Your questions about pre-purchase roof surveys in Ridgeway
Do you cover smaller places like Ridgeway?
Yes. Ridgeway is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Ridgeway?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
When is the best time to have the roof checked when buying?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where it applies.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.
What this survey can’t tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- Structural calculations (that’s a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How a seller will respond, or what the house is worth
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Landlord and commercial surveys in Ridgeway

What happens if roof problems are left?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. For older village homes like those around Ridgeway, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.

Prices for pre-purchase roof surveys in Ridgeway
All our prices include VAT. The things that change the price are:
- The package you choose: Basic, Standard or Premium
- The size of the roof
- Extensions, dormers and garages with roofs of their own
- Whether it’s a home or a commercial building
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
