Thermal roof surveys for homes and businesses in Ridgeway

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. If you’ve noticed damp around roof outlets and upstands and areas of a flat roof that may hold water, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Ridgeway may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

FAQs for Ridgeway

Do you cover Ridgeway?

We do. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Ridgeway?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What does a thermal roof survey show?

A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you climb onto every roof?

Only where it is safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Heat the home normally on the days before
  • Keep outlets and gutters clear to stop water sitting
  • Note where damp appears and after what weather
  • Leave the roof to people with safe access

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There is a 12-month follow-up too.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Flying and imaging in Ridgeway

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Mary, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Westenhanger Castle lies about 3.6 miles south-east, so building around Ridgeway goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Ridgeway is about 4 miles east of Ashford, in Kent. We cover Ridgeway and the rest of Kent. Our area takes in places right across Kent. Our Canterbury page covers surveys nearby.

We work across TN25 for thermal roof surveys. We also cover the places around Ridgeway: Smeeth (1 mile east), Brabourne Lees (1 mile east), Lilyvale (1 mile east), Bircholt Forstal (1 mile north-east) and Mersham (1 mile west). Larger places within reach include Ashford (4 miles west), Canterbury (12 miles north-east), Dover (15 miles east), Folkestone (9 miles east), Faversham (14 miles north) and Hythe (6 miles south-east).

Around Ridgeway

Ridgeway’s nearest station is Westenhanger station, about 3.9 miles south-east. A little further out are William Harvey Hospital (2.4 miles north-west) and Lympne Castle (4.4 miles south-east). For a walk, there is Hatch Park.

What a thermal roof survey doesn’t cover

To be straight with you, a roof survey has limits:

  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

What this survey covers

  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs

Leave it or get it looked at?

For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. In a place like Ridgeway, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. Most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Ridgeway, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Leave side gates unlocked
  • If you are buying, let the agent know when we are coming
  • Tell us about any leaks, stains or damp patches you know of

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Common roof problems in Ridgeway

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. Thermal imaging gives us another way to look for them.

Problems we come across frequently include:

  • Possible trapped moisture under a flat roof covering
  • Missing or slipped insulation
  • Damp patches with no obvious cause
  • Damp around roof outlets and upstands

For businesses in and around places such as Ashford Designer Outlet, a commercial roof can be photographed from above without anyone walking on it.
