Gutter survey in Ridgeway, Kent
Know where you stand with the gutter before you spend money on it. We carry out gutter surveys in Ridgeway, with photographs and a clear written report.
- Leaking or loose downpipes
- Gutters full of debris and silt
- Soffits marked by water
What we are asked to look at in Ridgeway
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Things that often lead to a survey include:
- Cracked or loose downpipes
- Overflowing eaves gutters
- Gutters full of debris and silt
- Fascia boards damaged by overflowing water
Take a building like Smeeth Community Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What to check before booking
- How long they’ve been surveying roofs
- What the report includes, and whether it has photographs
- What follow-up you get after the report

How a gutter survey works in Ridgeway
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. We survey eaves gutters, downpipes and parapet and box gutters, and common reasons people get in touch are joints that drip after rain and fascia boards damaged by overflowing water.
In a small place like Ridgeway, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a gutter survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Damage hidden inside walls or behind boards
- Underground drains, which need a CCTV drain survey
- Parts of gutters that can’t be seen safely
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Valley gutters
- Parapet and box gutters
- Downpipes
- Fascias and soffits
- Outlets and hoppers
- Eaves gutters
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at most homes, or half a day or so for a commercial building. Older roofs in small places like Ridgeway can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches
- Leave a clear route to the loft

Ridgeway: your questions answered
Is Ridgeway within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you survey roofs for landlords with property near Westenhanger station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
What will the report tell me?
It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Is a CCTV drain survey included?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.
Different roofs, different checks
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.
Why get it checked now?
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a place like Ridgeway, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Local roofs in Ridgeway
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. Westenhanger Castle, about 3.6 miles south-east, is one of the historic houses in the wider area around Ridgeway. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For businesses in and around places such as Ashford Designer Outlet, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Ridgeway is about 4 miles east of Ashford, in Kent. Ridgeway gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Kent coverage includes Ridgeway and the places around it. We also survey roofs in Canterbury.
