Lilyvale homes and their roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Lilyvale has a long history of building, with Westenhanger Castle about 2.7 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Take an older house close to Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Westenhanger station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Lilyvale is about 5 miles east of Ashford, in Kent. From houses to flats and shops in Lilyvale, we can survey the roof. Our area takes in places right across Kent. Our Canterbury page covers surveys nearby.

About our gutter survey in Lilyvale

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about hoppers and outlets full of debris and leaks at the gutter joints, a survey will tell you what’s going on.

In a village or hamlet like Lilyvale, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Do you need a gutter survey in Lilyvale?

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

People typically book a survey when they’ve noticed something like this:

  • Dripping or leaking gutter joints
  • Leaking or loose downpipes
  • Brackets that have dropped or snapped
  • Soffits marked by water

Take a building like Smeeth Community Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • What the survey won’t cover
  • Their insurance cover
  • How long they’ve been surveying roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What to expect from a roof survey

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Lilyvale, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

Advice

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Roof by roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

What we cannot see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of a downpipe along its whole length
  • Parts of gutters that cannot be seen safely

Your questions about gutter surveys in Lilyvale

Is my home in Lilyvale listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Westenhanger station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Do you cover Lilyvale for gutter surveys?

Yes, we do. Lilyvale is part of the area we cover.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or drop us an email.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

What affects the price in Lilyvale

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • Roof area
  • Building height and the viewpoints available
  • Whether it is a home or a commercial building

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What to let us know when you get in touch

You don’t need to know any roofing terms. It is enough to tell us:

  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange
  • Any photos you have, taken from ground level or a window

Unsure which package suits your roof? It’s easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.
