Gutter survey in Mersham
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. We are often asked to look into water spilling over the gutter edge and blocked outlets and hoppers, on valley gutters, fascias and soffits and outlets and hoppers.
In a village or hamlet like Mersham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When you need someone else
It helps to know what a survey will not do before booking:
- The inside of buried drains
- Asbestos testing of old gutters, downpipes or soffits
- Gutters out of sight from every safe vantage point
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

- Fascias and soffits
- Outlets and hoppers

- Downpipes
- Valley gutters
- Eaves gutters
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. Most surveys take an hour or two at most homes, or half a day or so for a commercial building. Somewhere as small as Mersham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- If you are buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building
- Leave a clear route to the loft

Gutter surveys around Mersham
About 4.7 miles east lies Westenhanger Castle, a reminder of how long the area around Mersham has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like Mersham Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Ashford International station may find that a dated record of the roof is useful when planning maintenance across a let.

What else we do in Mersham
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Signs you need a gutter survey in Mersham
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.
We are frequently asked to look at:
- Overflowing eaves gutters
- Soffits marked by water
- Dripping or leaking gutter joints
- Downpipes that are split or coming away
If you live near a park such as Poulton Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
Choosing a roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the price includes VAT
- What’s outside the scope of the survey
- What happens after the report arrives
What we look for on each type of roof
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Keep climbers away from the eaves
- Don’t climb a ladder to look in the gutters
- Ask for valleys and parapet gutters to be cleared too
- Look for downpipes coming loose
If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
Mersham questions
Is my home in Mersham listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Mersham?
Yes. Mersham is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
What do I do with the report?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
