FAQs for Maxton
Does being near the coast affect roofs in Maxton?
It can do. Maxton is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you cover smaller places like Maxton?
Yes, Maxton is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How long will you be at the property?
Allow between one and two hours at most homes, and longer for a large or complex roof. We’ll give you an idea of timing when you book.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
What’s the best way to book?
To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.
Pre-purchase roof survey in Maxton
We survey roofs for buyers in Maxton and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or send us an email. Typical surveys look at old water stains in the roof space and ponding, blisters or splits on a flat roof, across chimney stacks, the roof space and lead flashings and valleys.
Some older homes in villages like Maxton are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What this survey cannot tell you
In fairness, there are limits to any roof survey:
- Whether the price should change, which is between you and the seller
- Structural calculations (that is a structural engineer’s job)
- Anything beyond the roof, which a full home survey covers
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.
What we check
- Natural slate
- Flat-roofed extensions and dormers
- Chimney stacks
- The roof space
- Clay and concrete tiles
- Lead flashings and valleys
- Gutters and downpipes
What we do, step by step
After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, it typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Maxton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- Unlock side gates and any roof access doors
- Tell us about parking before the day
- For a flat or shared roof, check access with the freeholder or managing agent

Pre-purchase roof surveys around Maxton
Maxton is within about 1 mile of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you own a rental within reach of Dover Priory station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Maxton is about 1 mile south-west of Tower Hamlets, in Kent. Surveys in Maxton work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Kent coverage includes Maxton. You can also see our page for Canterbury.
We cover every part of CT17 and CT15 for pre-purchase roof surveys. You will find streets such as Cow Lane, Manor Road and Mount Road, and we cover them all. We also cover Aycliffe (1 mile south), Farthingloe (1 mile south-west), Dover (1 mile north), Church Hougham (2 miles west) and River (2 miles north). We also work in nearby towns such as Canterbury (14 miles north-west), Folkestone (6 miles south-west), Deal (8 miles north-east), Hythe (10 miles west), Walmer (7 miles north-east) and Hawkinge (6 miles west).

Not far away are Dover Western Heights.
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Ask for any paperwork for recent roof work
- Don’t leave it until just before exchange
- Ask for loft access on the day
- Ask who repairs the roof under the lease
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
Rented homes, blocks and businesses
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos.
Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
What happens if roof problems are left?
Lots of buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. In a small place like Maxton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

What we’re asked to look at in Maxton
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Common reasons to book include:
- Cracked flaunching or crumbling chimney pointing
- Sagging ridge lines or uneven roof slopes
- Slipped or missing slates and tiles
- Old water stains in the loft space
If your house is among the older ones in the streets near St Martin's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
What to check before booking
- What experience they bring
- When you will get the report
- How they plan to inspect the roof safely
- What they won’t be able to tell you
