How we price pre-purchase roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • How big the roof is

For a price for your roof in Charcott, ring 07833 053749 or use the contact form and let us know about the roof. We’ll confirm the figure before booking.

Getting in touch

We’ll normally ask about:

  • Any photos you have, taken from the ground or a window
  • Your timetable, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • What kind of property and roof it is

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

How a pre-purchase roof survey works in Charcott

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. Typical surveys look at worn or lifted lead flashings and cracked flaunching or crumbling chimney pointing, across gutters and downpipes, lead flashings and valleys and chimney stacks.

For a small place like Charcott, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Charcott can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Find any records of previous roof work

Advice

Useful tips for Charcott property owners

Nothing here needs a ladder. Our suggestions:

  • Ask the seller about past roof repairs
  • Let us know your exchange date when booking
  • Book once your offer is accepted
  • Look for fresh paint on upstairs ceilings at viewings

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

Pre-purchase roof surveys around Charcott

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Chiddingstone Castle about 1.9 miles south-west, Charcott sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Luke: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Landlord and commercial surveys in Charcott

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Why act early in Charcott

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer. In a place like Charcott, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Signs you need a pre-purchase roof survey in Charcott

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

We’re often asked to look at:

  • Gutters choked with leaves and moss
  • Lead that has worked loose at a wall or chimney
  • Slipped or missing slates and tiles
  • A ridge or slope that dips

For landlords with property near Penshurst station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before you book any roof surveyor

  • Will the report include photos?
  • What insurance they carry
  • Their drone registration, if they fly one
  • What the survey won’t cover

FAQs for Charcott

Do you carry out roof surveys in Charcott?

Yes, Charcott is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or email us with the address and a few details.

Does a conservation area affect roof work in Charcott?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That gives you time to use the findings.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.
