About our roof survey in Charcott

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey chimney stacks, lead flashings and the roof space, and common reasons people get in touch are slipped, cracked or missing slates and tiles and cracked or blistered flat roof coverings.

In a village or hamlet like Charcott, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. We note any lean or loose pots.

What affects the cost of roof surveys

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Roof area
  • Height and safe access
  • Whether it is a home or a commercial building

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

A little information up front helps. Please include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Roofs, chimneys and gutters in Charcott

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 1.9 miles south-west lies Chiddingstone Castle, a reminder of how long the area around Charcott has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Penshurst station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Church of St Luke, old fixings, lead flashings and tall chimneys are typical of older roofs.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Walls, floors and services below the roof
  • An exact number of years the roof has left
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs
  • Natural slate

Why get it checked now?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner. Where a roof is exposed, as many are in small places like Charcott, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Common questions in Charcott

Does a conservation area affect roof work in Charcott?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Penshurst station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and tell us about the building, including who will give access on the day.

How long will you be at the property?

On site, it usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. For a village or hamlet like Charcott, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Have any questions written down, so nothing gets missed
  • If you’re buying, check with the agent that we can get in
  • Gather any invoices or paperwork from past roof work

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.
