Chimney surveys for Charcott homes and businesses

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Where a roof is exposed, as many are in small places like Charcott, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Chimney surveys for homes and businesses in Charcott

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed redundant stacks capped without ventilation and frost-damaged brickwork on the stack, we can find out what’s behind it.

In a small place like Charcott, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a survey costs

When we price a survey, we consider:

  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What to tell us when you contact us

A few details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is

Booking is simple: just ring 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Older roofs in small places like Charcott can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

Advice

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Charcott questions

I let a flat near Penshurst station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Does a conservation area affect roof work in Charcott?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What should I do with a chimney I do not use?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

How much is a survey?

Prices start from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Have brackets on the chimney checked
  • Note any damp on chimney breasts and when it appears
  • Check that disused chimneys can still breathe
  • Check with the council before altering a stack in a conservation area or on a listed building

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Chimney surveys around Charcott

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Chiddingstone Castle, about 1.9 miles south-west, is one of the historic houses in the wider area around Charcott. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Luke: its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Penshurst station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Charcott is about 4 miles west of Tonbridge, in Kent. Houses, flats, blocks and commercial buildings in Charcott can all book chimney surveys. Charcott is one of the places in Kent where we work. For surveys nearby, see our Maidstone page.

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Areas we can’t view from safe positions
  • What’s inside the brickwork or behind render, without opening up
  • Whether a gas appliance or its flue is safe

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.
