What a pre-purchase roof survey looks like in Egerton Forstal

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own one of the older houses in the streets near Church of St James, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How a pre-purchase roof survey works in Egerton Forstal

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey natural slate, lead flashings and valleys and clay and concrete tiles, and common reasons people get in touch are blocked or leaking gutters and loose pots and cracked flaunching.

Being in a small place like Egerton Forstal makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How we price pre-purchase roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Height and safe access
  • The size of the roof
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What to let us know when you get in touch

What helps most when you contact us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat

To book a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Egerton Forstal can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photographs and recommendations before you exchange.

Preparing for the visit

  • Keep pets in another room
  • If you are buying, let the agent know when we’re coming
  • Let us know about parking before the day

Common roof problems in Egerton Forstal

Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

It’s worth booking a survey if you’ve seen:

  • Gutters that overflow or drip at the joints
  • Flashings that have lifted or split
  • Slates or tiles that have slipped or gone
  • Sagging ridge lines or uneven roof slopes

For landlords with property near Pluckley station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What a roof survey includes

Egerton Forstal: your questions answered

Do you carry out roof surveys in Egerton Forstal?

Yes. We survey roofs across London and South East England, and Egerton Forstal is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.

Does a conservation area affect roof work in Egerton Forstal?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you inspect the roof from on top?

Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

How long does a pre-purchase roof survey take?

On site, it normally takes between one and two hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Can you survey in bad weather?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether timbers meet design loads
  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers
  • The roof space
  • Gutters and downpipes

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Notice patches of new decoration in top-floor rooms
  • Find out whether the roof has been replaced or patched
  • Request records of any re-roofing
  • Pass the findings to your conveyancer

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Why it’s worth a survey now in Egerton Forstal

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. Where a roof is exposed, as many are in small places like Egerton Forstal, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
