Flat roof survey in Egerton Forstal: what you get

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you are worried about standing water left after rain and outlets that hold water back, a survey will tell you what’s going on.

In a village or hamlet like Egerton Forstal, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Egerton Forstal can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Common roof problems in Egerton Forstal

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Most people get in touch when they’ve noticed one of these:

  • A sagging deck under the covering
  • Upstands pulling away from walls
  • Outlets choked with leaves and silt
  • Loose or cracked edge trims

Anyone responsible for a site like Egerton Church of England Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Egerton Forstal questions

Does a conservation area affect roof work in Egerton Forstal?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Egerton Forstal in the area you cover?

Yes. Our area covers London and South East England, and Egerton Forstal is part of that. Just call 07833 053749 or email us and let us know about the property.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

How long is the visit?

Expect it to take between one and two hours at a typical home, though large, tall or awkward roofs take more time. The written report follows by email, on the timescale of your package.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Roof by roof

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

Local flat roofs in Egerton Forstal

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For landlords with property near Pluckley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If your home is one of the older ones in the streets near Church of St James, flat-roofed rear additions and dormers added over the years are worth checking.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the outlets after the leaves fall
  • Note where water lies after a downpour
  • Never stand on rooflights or fragile sheeting
  • Have the roof looked at again after a severe storm

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Why it’s worth a survey now in Egerton Forstal

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a place like Egerton Forstal, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
